I made this move myself.
I grew up in North Central Jersey, about an hour from Manhattan. I loved it there for a long time. And then one winter, like a lot of people I talk to now, I started doing the math on the rest of my life — and Florida stopped being a someday and started being a plan.
So when a homeowner from Bergen or Morris or Monmouth calls me, I’m not reading them a brochure. I’ve been in their kitchen, mentally. I know the pull, and I know the hesitation.
Here’s what I see pulling people down.
It usually starts with more than the weather
Everybody jokes about the snow — and yes, the snow is real, and September through May down here is simply heaven. But the weather is rarely the whole story.
Most of the people I work with are at a turning point. The home that fit one stage of life doesn’t quite fit the next one. They’re asking what comes next — and they’d rather it look like sunshine and water and a little more ease.
The move isn’t running away from Jersey. It’s moving toward something.
The turnkey pull is real
I’ll be honest about what my clients actually want, because it surprises some people: they don’t want a project.
They’ve done the renovations. They’ve managed the contractors. What they want now is to turn the key, unpack, and go to dinner. Warm weather, water views or more space within a short drive of the beach, and zero work.
That’s a specific kind of home and a specific kind of search. Knowing that up front changes everything about how you shop.
The questions to answer before you fall in love with a house
This is where I slow people down, because the order matters more than the address.
Are you selling the Jersey home first, or buying in Florida first? Do you need that sale to close before you buy, or not? Is this full-time, or a season that turns into full-time? Cash, or financing?
None of these are small. All of them are figureoutable. But answering them early is the difference between a smooth move and a stressful one.
You don’t have to do it alone
The reason I do this the way I do — dual-licensed, with a team I trust up north — is that a Jersey-to-Florida move is really two moves stitched together. Someone has to protect both ends.
